# SLL3.1 Lot diversity

Providing lot diversity in new subdivisions is a way to support housing diversity - which helps cater to the housing needs of people at different stages of their lives, and of an increasingly diverse range of household types.

The Victorian Planning Provisions include the following objectives for lot diversity:

  • To achieve housing densities that support compact and walkable neighbourhoods and the efficient provision of public transport services.
  • To provide higher housing densities within walking distance of activity centres.
  • To achieve increased housing densities in designated growth areas.
  • To provide a range of lot sizes to suit a variety of dwelling and household types.

BESS rewards subdivisions that consider lot diversity by:

  • Providing a percentage of small lots [link]
  • Providing a percentage of superlots, and [link]
  • For staged subdivisions, ensuring superlots are developed early in the development process [link]
